Who builds industrial sheds and warehouses in Belagavi?

Kadle Global carries out industrial civil construction in Belagavi and across Karnataka, covering industrial sheds, warehousing, factory buildings, institutional structures and the trunk services around them. Scope runs from foundations and structural works through roofing, flooring, electricals and water, to quality handover. Projects are run against a four gate process: feasibility and title, approvals and sanction, services and civil works, then handover with an as built drawing set, sanction letters, test certificates and a digital asset register handed over as a package. Progress is captured by dated drone survey at set intervals, so an occupier, a lender or a future buyer can verify what was built and when rather than relying on a progress report. The company works both as principal contractor and as project manager on a site somebody else is building, and the proposal states which role it is taking and the liabilities that come with it.

Who this is for

Three different people arrive at this page wanting different things. Find yourself below, because what we would propose is not the same in each case.

You are putting up a plant or a shed

A manufacturer with a site and a requirement. We take it from foundation to handover, including the services, and hand you a record set rather than a set of invoices.

You need warehousing

Clear span, floor loading, docking and turning circles decided against what actually moves through the building, rather than against a standard drawing.

Somebody else is building and you want it watched

We run project and programme management as a standalone service: cost, schedule and contractor management with dashboarded reporting, on a site we are not building.

What the scope usually covers

Structural works, whether conventional RCC or a pre engineered steel frame, selected against span, loading and how quickly you need to be operating rather than against habit.

Flooring specified to the load and the traffic it will actually take, roofing and cladding, and the trunk services: power distribution, water, drainage and the internal roads and hardstanding around the building.

Institutional and residential structures where they form part of the same site, and agro infrastructure where the group agriculture vertical is involved.

The gate process, and why it is worth the paperwork

Feasibility and title first, then approvals and sanction, then services and civil works, then quality handover. Each gate has a named owner and a date, and the project does not pass a gate because the programme says it should have.

Third party quality checks sit inside the works gate rather than at the end, because a defect found at handover is a defect that has been built on top of.

At handover you receive an as built drawing set, sanction letters, test certificates and a digital asset register as one package. Assembling that as the project runs is routine. Reconstructing it two years later when a lender or a buyer asks is not.

How you see progress

Dated drone survey capture at set intervals, with volumetric measurement where it matters. The group builds this software for industrial clients and uses it on its own sites.

Dashboarded programme tracking against the gate process, so cost and schedule are visible as they move rather than at the monthly meeting.

One reporting line, including where the work crosses into the group technology practice for plant systems, or into the land side for the parcel underneath.

Questions we are asked

Do you work as the contractor, or only manage the project?

Either, and the proposal says which. As principal contractor we carry the works and the liabilities that go with them. As project manager we run cost, schedule and contractor management on a site somebody else is building, which is a different scope and a different price. What we do not do is take the title of one and the liabilities of the other.

How is a project priced?

Against a defined specification, not a rate per square foot quoted before anybody has seen the soil. After the requirement is fixed, including spans, loading, services and finishes, the scope is priced. A rate per square foot offered at the first meeting is a number that will change, and it usually changes upward.

Pre engineered steel or conventional RCC?

It depends on span, loading, how fast you need to occupy and what the site will carry. Steel is normally quicker to erect and suits long clear spans. RCC often suits heavy loading, high temperature processes and sites where steel logistics are awkward. We will tell you which one your requirement points to, including when it points away from the more expensive option.

What do we actually receive at handover?

An as built drawing set, the sanction letters, test certificates and a digital asset register, as one package. That is the set a lender, an insurer or a future buyer will ask for, and it is assembled during the project rather than hunted for afterwards.

Can you build on land we have not bought yet?

We would rather you did not buy it first. The land diligence sits in the same group as the construction, so title chain, encumbrance, survey extent, access, conversion and zoning can be cleared before capital is committed. A site that fails one of those gets a written no with reasons, which is cheaper than finding out after the foundation.
