This page describes how we approach residential development. It is not an advertisement for a specific project. Under RERA a project cannot be advertised, marketed or offered for purchase until it is registered, so when we have a project to show you it will appear here with its registration number on it.

What is a longevity living community, and why Belagavi?

A longevity living community is a gated residential development, of villas or low density homes, designed around the conditions associated with long, healthy life rather than around saleable area alone. In practice that means daily movement designed into the layout so walking is the default rather than an effort, air and water quality treated as design parameters rather than as marketing claims, reliable access to fresh food, proximity and genuine access to healthcare, and a social layout that makes casual daily contact likely, because isolation in later life is a health outcome and not only a mood. Kadle Global approaches residential development in Belagavi, Karnataka on that basis. Belagavi sits at roughly 750 metres, which gives it a moderate climate for a large part of the year, and it is within reach of Goa, Pune and Bengaluru by road, rail and its own airport at Sambra, which matters for a second home and for family visiting someone who has retired there. The group farms, builds and develops land itself, so food supply, construction quality and the land underneath are the same organisation rather than three contractors.

Who this is for

Three different people arrive at this page wanting different things. Find yourself below, because what we would propose is not the same in each case.

You are buying where you intend to grow old

Not a senior living block, and not an assisted living facility. A gated community you buy into at fifty and are still comfortable in at eighty: single level access, doorways and bathrooms that work later without a renovation, and a layout that does not quietly become unusable the first year somebody stops driving.

You want a second home within reach

Belagavi is a practical drive from Goa, Pune and Bengaluru, with its own airport. Close enough to use often, far enough to be worth going to.

You are coming back

Families with North Karnataka roots returning from the Gulf, the United States or the United Kingdom, who want the climate and the connection without giving up the standard they have been living to.

What gets designed differently

Movement first. The distance between a front door and the things somebody uses daily decides how much they walk for the next thirty years, and no amount of gym provision substitutes for it. Walking has to be the easy option, not the virtuous one.

Air and water as specifications with numbers against them, measured and reported rather than asserted. The group builds industrial monitoring systems, and the same discipline applies here: a claim nobody can check is a claim not worth making.

Food within reach, which is unusually literal in our case. The group grows vegetables, fruit and dairy and presses its own oils, so short supply chains to a residential community are a matter of logistics rather than ambition.

Buildings that age with the people in them. Step free entry, door and corridor widths that take a wheelchair without rebuilding, bathrooms that accept grab rails later, and services reachable without opening a wall.

Why the social layout is a health decision

Loneliness in later life carries measurable health consequences, which makes the arrangement of shared space a clinical question rather than an amenity question.

That means short, frequent, unplanned contact: paths that cross, seating where people already stop, shared facilities on the route to somewhere rather than at the end of a dedicated trip. A clubhouse somebody has to decide to visit will be visited by the same eleven people.

It also means a mix of households rather than a single cohort. A community built only for one age group ages all at once.

What we bring that a pure developer does not

The land side is ours. Title, extent, conversion and access are cleared by the same group that will build on them, against a documented gate process rather than against a deadline.

The construction is ours, with third party quality checks inside the works stage and an as built record set at handover, which is the set a buyer, a lender or an insurer will ask for later.

The measurement is ours. Dated drone capture through construction, and instrumentation afterwards, so what was promised can be checked rather than remembered.

Questions we are asked

Is there a project I can book into right now?

This page describes how we approach residential development, not a specific project, and it is deliberate. In India a promoter cannot advertise, market or invite purchase of a project that is not registered under RERA, and that applies to coming soon material too. When a project is registered we will publish it with its registration number on the page, which is both the legal requirement and the first thing a careful buyer should look for. Until then, we are happy to talk about what we are working on.

Is this a retirement community or senior living?

Neither, and that distinction matters to the design. Senior living and assisted living are built for a single stage of life and are usually sold on care provision. This is a gated residential community sold on how well it works to live in across decades. A development built for a single age group ages all at once, and the research on healthy ageing points the other way: mixed households, ordinary daily contact across generations. It is built so that growing old in it does not require moving out of it, which is a different thing from being only for the old.

What does longevity design actually change, in concrete terms?

Distances, levels, widths, light, and where shared space sits. Walking becomes the default route to daily things rather than a decision. Entrances are step free from the start, not retrofitted. Door and corridor widths take a wheelchair without structural work. Bathrooms are built to accept grab rails later. Paths are laid so people cross each other rather than avoid each other. None of it is exotic, and almost none of it can be added afterwards.

Why Belagavi rather than Bengaluru or Goa?

Climate, elevation and reach. Belagavi sits at roughly 750 metres with a moderate climate for much of the year, and it is within a practical drive of Goa, Pune and Bengaluru with its own airport at Sambra. It also costs a fraction of what the equivalent land costs in those three, which is what makes space, planting and low density affordable rather than aspirational.

How do you substantiate the air and water claims?

By measuring and publishing, not by asserting. The group builds industrial monitoring and traceability systems for manufacturers, and the same approach applies: numbers against a baseline, taken continuously, reported where a resident can see them. A wellness claim that nobody can check is marketing, and this market has had enough of that.

Can I talk to you before anything launches?

Yes, and that is the right time. What we are shaping now is still open to influence from people who intend to live in it, which it will not be once it is drawn, approved and priced. Tell us what you would want and what you have found missing elsewhere.
